What is a business-purpose loan?

A loan made for business or investment activity — buying, rehabbing, or holding income property — rather than for a primary residence. Because Real Lending only finances non-owner-occupied investment property, our loans are business-purpose and fall outside consumer mortgage rules.

Do you check my personal income?

Our DSCR loans qualify on the property’s rent versus its payment (the debt-service-coverage ratio), so no W-2s or tax returns are required. Hard money and fix-and-flip loans are asset-based, focused on the property value and your rehab plan.

How fast can you close?

Transactional funding can fund same-day, hard money in as little as as fast as 7 days, and DSCR loans typically in two to three weeks depending on appraisal and title.
