Real Lending was founded by Adam Lambert on a simple conviction: real estate investors deserve a lender that thinks like an investor. Too often, investors are funneled through processes designed for owner-occupied home buyers — slow, document-heavy, and blind to how a flip, a BRRRR refinance, or a wholesale double close actually works.
Adam built Real Lending to close that gap: a lender that speaks the language of ARV, DSCR, rehab draws, and exit strategy, and that can structure the right product for each phase of a deal.
How we work
We focus exclusively on business-purpose lending secured by non-owner-occupied real estate. We are not a consumer mortgage lender, and we don't make owner-occupied home loans. That single focus shapes everything: our underwriting evaluates the asset and the exit, our products map to the investor's journey, and our advice is grounded in how these deals succeed or fail in the real world.
Our approach to valuing a deal is straightforward. On rentals, we start with the property's cash flow — rent versus PITIA — because a property that covers its own payment is a sound loan. On flips and bridges, we anchor to as-is value and a conservative after-repair value, with leverage capped to protect both sides if a project runs long. We'd rather tell you a deal doesn't work than fund one that puts you underwater.
